Extra care was taken to plan a comfortable living environment at Sunset View Estates.
Large Lots
Lots were planned at 1 1/2 times the minimum city zoning size to allow a spacious feel between homes, and gracious yards. The average lot size is over 15,000 square feet (roughly 90 x 150 – varying in shape, depending on location within the plat).
Pedestrian Friendly Layout
The design provides for easy access to safe, off-road pedestrian walkways. Sunset View Estates is Homer’s only subdivision to include paved sidewalks and curbs. Several pedestrian easements between lot lines are also specified to allow sidewalk access to West Homer Elementary School.

Green Belts
Green belts exist on the back of lot lines between adjoining lots, as identified on the plat.These areas, which are to be preserved in their natural state, will help to maintain the ambiance of the neighborhood setting. No structures or roadways shall be allowed on green belts, and if disturbed during construction, they will be restored with native plantings.

Sunset View Estates covenants and guidelines encourage quality construction. Specified home size, siding, roofing and other restrictions ensure homeowners that their property values are protected.
